- Security deposit (敷金, typically 0-2 months)
- Key money (礼金, typically 0-2 months)
- Initial rent (first month's rent + pro-rata for move-in date)
- Fire insurance (approx. ¥15,000-25,000 / 2 years)
- Guarantor company fee (typically 50-100% of one month's rent)
- Key replacement fee (approx. ¥15,000-25,000)
- Cleaning fee (if borne by tenant, approx. ¥30,000-50,000)

Payment method and timing

If you sign a property rental contract with Joyhome, payment method and timing follow the contract; typical arrangements include:
- Bank transfer (most common) — by the contract-specified date
- Cash (in some cases) — on the contract signing date
- Initial costs paid as a lump sum; monthly rent paid monthly
